Suunnittelussa huomioitiin pedagogiset ja terveydelliset vaatimukset. Rakennuksessa oli mm. keskuslämmitys. Vanhaankin osaan vedettiin vesijohdot ja käytäviin tuli käsienpesualtaita. Ensimmäisessä kerroksessa oli kolme luokkaa. Kauniit kierreportaat veivät toiseen kerrokseen, jossa oli voimistelusali ja pieni luokkahuone. Vintillä oli vielä "museohuone" ja kellarikerroksessa vahtimestarin asunto, veistosali, keskuslämmityshuone ja varastotiloja. Sortavalan kaupungin lyseo aloitti aluksi toimintansa kaksiluokkaisena syksyllä 1893. Ensimmäiset oppilaat saivat päästötodistuksensa viidenneltä luokalta toukokuussa 1897. Viisiluokkaisesta lyseosta haluttiin saada kuusiluokkainen valtion lyseo. Syyskuun alussa 1898 koulu aloittikin toimintansa kuusiluokkaisena Sortavalan realilyseona, ja keväällä 1901 ensimmäiset abiturientit saivat todistuksensa. Lukuvuoden 1914-1915 alussa nimi muutettiin Sortavalan lyseoksi.<br /><br />Lukukauden 1894-1895 vuosikertomus on koulun ensimmäinen kertomus. Sen on kirjoittanut v. t. rehtori John Lindén. Kaupungin kansakoulu oli tähän asti toiminut vuokratiloissa. Rakennuspäätös tehtiin vuonna 1880. Kansakoulua varten varattiin tontti n:o 122 Saaristenkadun varrelta ja samalla ostettiin viereinen, seppä Lindströmille kuulunut tontti nro 123. Tontin ja rakentamisen rahoittajana oli osaksi Anniskeluosakeyhtiö. Koulujen rakentamisesta oli säädetty vuoden 1866 kansakouluasetuksessa. Kaikki 1880-luvulla syntyneet kansakoulutalot olivatkin sitten suuria puurakennuksia, joiden pohjakaava perustui sivukäytäväjärjestelmään ja julkisivut olivat nikkarityylisiä. Hämeenlinnan kansakoulutalo, yksikerroksinen puutalo, jossa oli 9 luokkahuonetta valmistui 1881. Rakennusmestarina oli H. Wathin. "Uljaimpia rakennuksia koko kaupungissa" hehkutti Hämäläinen-lehti. Vuonna 1882 koulun tontille valmistui myös tiilinen ulkohuonerakennus, jossa olivat halkovaja ja käymälät. <br />Uusi koulurakennus kävi kuitenkin pian pieneksi. Viereisellä tontilla oleva raatihuoneenakin toiminut Florinin talo purettiin ja koululle tehtiin yksikerroksinen lisärakennus, joka sovitettiin koulun julkisivuun. Vuonna 1884 valmistuneeseen uuteen rakennukseen, joka myös oli Caweenin käsialaa, sijoitettiin viisi luokkaa, voimistelusali ja työväen lukusali. Talo oli alun perin suunniteltu Hämeenlinnan yläalkeiskouluksi, ja se valmistui Läntisen Linnankadun (nykyisen Sibeliuksenkadun) varrelle vuonna 1846 intendentinkonttorin piirustusten mukaan.
